A smorgasbord of multifamily options for regulation CF investors

Welcome back to “The GowerCrowd Real Estate Crowdfunding Newsletter.” This week, we’ve got lots to share, including an interesting Waterford Hills Apartment deal on RealCrowd, and a High-Target IRR Opportunity by Repeat Sponsor in Phoenix Market, hosted on RealtyMogul. After, we’ll cover Bezos-backed real estate investment startup Arrived Homes latest move, an expansion into vacation rentals.

New Crowdfunding Platform Deals

First up is the Waterford Hills Apartments, a Charlotte, NC, multifamily opportunity listed on RealCrowd. This high-quality value-add multifamily asset sits in ULI’s 6th highest rated market, and offers investors a stunning 22.49% IRR, an equity multiple of 2.17x, with a minimum investment of 50k and a hold period between 3-5 years. Next is a High-Target IRR Opportunity by a Repeat Sponsor in the Phoenix Market hosted on RealtyMogul. Now open for pledging, the project, Cordova, boasts a solid target IRR of 17.1%, a 5% target cash on cash, and a 1.82x target equity multiple with a minimum investment of $35,000. 

The property itself is a 320-unit apartment community that sits in Phoenix’s West Valley. The sponsor on the deal, SB Real Estate Partners, is a major player in the Phoenix market, with over 2,000 units acquired in and around the city. Check it out for yourself on RealtyMogul, here.

Last, we’ve got a new farm deal from AcreTrader, the Bucklake Farm. The Bucklake Farm is a 772-acre soybean and rice farm that sits in the heart of Arkansas farm country in Crittenden County. The region is the leading producer of rice in the US, and benefits from vast water resources and a long and proud history of agricultural success. 

The farm has a total price of $3,895,416, with 772 total acres- making your price per acre $5,040. It’s got a minimum investment of $15,230 and an estimated ownership duration of 5-10 years. See for yourself on AcreTrader, here

General Crowdfunding Industry News

You’ve probably heard about Arrived Homes, either in your daily news travels or right here in the GC newsletter. The firm, backed by Amazon’s Jeff Bezos, is making a foray into the country’s lucrative vacation rental market, a trend we’ve seen we’ve seen grow as the American economy- and the travel sector- bounces back from post-pandemic lows. 

The Seattle-based startup is launching the new effort “Vacation Rentals on Arrived,” where users can invest in fully-furnished rental home properties leased for short-term stays, typically between 1 and 30 days. The firm already has rental property assets in place, including “The Mirage” in Joshua, Tree, CA and “The Ace” in Scottsdale, Arizona, with a current valuation of roughly $5 million for both properties. Crowdfunding Platform Updates

Real Estate Crowdfunding Platform Neighborhood Ventures is partnering with funding portland Small Change to issue real estate offerings under Regulation Crowdfunding. Neighborhood Ventures, an AZ-based firm, offers access to investment via Arizona state crowdfunding law. With the state exemption, issuers can raise as much as $5 million for a deal, similar to how Reg CF operates.

The firm is cross-listing offerings on Small Change in order to reach a larger, nationwide audience- including non-accredited investors invested in passive income generation. Neighborhood Ventures is in its fifth year of existence, being founded in 2017 by MF brokerage vet John Kobierowski and Jamison Manwaring, a former Goldman Sachs tech analyst.
