The biggest myth in real estate crowdfunding is:

Howdy GowerCrowders!

I’ve got quite a bit in store for you today, including a new wine grape offering from AcreTrader, and Galvan Capital’s latest investment opportunity, boasting an impressive projected IRR of 25-30%, a crowdfunded Denver’s Cannabis Hotel awaiting HVAC Approval. We will also examine our Week 13 2023 SEC Filing Data you can only find at GowerCrowd.

After that, I’ll take a look at the recent announcement that AcreTrader is now an official broker-dealer, and my recent interview with The Capital Club, as we break down some of the common myths about the real estate crowdfunding space.

Let’s get into it.

New Crowdfunding Platform Deals

First up is a new wine grape offering from AcreTrader. Many of us love a little vino with dinner- or breakfast/lunch if you happen to find yourself on the continent. Now investors can access a new opportunity that gives them access to one of the prime wine-making regions on the planet- the Templeton Preserve Vineyard in San Luis Obispo County, CA, in the heart of Central/Southern California’s wine country.

This 20% subscribed deal has a minimum investment of $35,000, an estimated ownership duration of 10 years, and a total acreage of 122 acres. Check it out on AcreTrader, here, and get your piece of this productive California wine property.

Next up is Galvan Capital’s latest investment opportunity, with a projected IRR between 25-30%. This new development in St. Petersburg, Florida, has several attractive projected return data points, including the aforementioned 25-30% IRR, and a 15% preferred return (50k min). You can find more information about this deal at Galvan Capital, here.

General Crowdfunding Industry News

Denver’s first Cannabis hotel- which also happens to be the first crowdfunded cannabis hotel in the US- recently hit a snag, with a local planning board requiring the installation of a new HVAC system to protect customers and employees from the deleterious effects of cannabis smoke. Owner Chris Chiari plans to take the brand national, and open more pot-friendly hotels in legal-cannabis cities across the United States. Get the rest of the story from Westword, here

Crowdfunding Platform Updates

In a big bit of news, especially if you’re interested in investments in productive farmland, AcreTrader is now a broker-dealer. The firm recently released a video via Vimeo entitled “What an AcreTrader Broker-Dealer Means for You.” In the video, Director of Investments Drew Lipke reports that AcreTrader has been approved by Finra as a SEC-licensed broker dealer. He also goes into detail about the company’s history, and why it has taken this new path. Watch the video for yourself on Vimeo, here.

SEC Filings Graphs

On to the SEC Filing Report data you can only find here at GowerCrowd. The total number of Reg D (b) and Reg D (c) deals fell slightly from Week 12 to Week 13, from 42 total deals last week to 27 deals total this week. The total amount raised also fell, from $0.98 billion to $0.70 billion. While California remained the #1 state by number of deals in Week 13, it fell to 4th place in regards to dollars raised, with Illinois taking the top stop with $0.21 billion raised in Week 13. Last, but certainly not least, is a discussion I had with the folks at The Capital Club entitled “Breaking Down Real Estate Crowdfunding Myths.” In the episode, I shed light on the origins of real estate crowdfunding, and why the term itself is somewhat misleading. I also touch on some of the hazards inherent in the space, and why it is so important to know who you are dealing with before you make an investment.

Of course, I also look at many of the myths surrounding the space. You should give it a listen if you’re interested in the history of real estate crowdfunding, or you want to know more about this dynamic corner of the American economy.

That’s it for now- but I’ll see you soon with even more real estate crowdfunding news, new deals, platform updates, podcasts, and more! Until then!
