Welcome back to the newsletter! This week, we’ve got several new deals for your reading pleasure, including the Aloft Reno-Tahoe International Airport Marriott, a high cash yield hotel deal listed on CrowdStreet as well as Bay Island, a 120-unit lakeside multifamily property located in Garland, Texas with value-add potential, brought to you by the folks at RealtyMogul.

New Crowdfunding Platform Deals

Our first deal this week is the Aloft Reno-Tahoe International Airport Marriott, a Marriott Hotel that won the 2021 “Aloft of the Year Award” from Marriott, an award given to properties that demonstrate a high level of quality, excellent construction design, and astute brand management. The property boasts continued strong performance in 2022, bouncing back from COVID-19 pandemic lows with a vengeance. It has a targeted investor IRR of 18.8%, a targeted equity multiple of 1.9x, and a targeted average cash yield of 15.5%. Check it out for yourself on CrowdStreet, here

Next up is Bay Island, a 120-unit lakeside value-add multifamily property that sits in Garland, Texas. General Crowdfunding Industry News

Kiavi, the online lending platform with a focus on real estate investors, recently announced its securitization of $218 million in unrated RTLs or residential transition loans. The structuring agent behind the deal was Nomura Securities International, while Barclays Capital and Performance Trust Partners acted as joint book-runners and co-lead managers. 

In most cases, RTLs are typically used for the financing, purchase, refinancing, and renovation/rehabilitation of a given property. This is the firm’s 9th securitization loan following its expansion into several new markets within the United States. Read more at Crowdfund Insider, here

Crowdfunding Platform Updates

Fund That Flip, a RE investment and financing marketplace, was recently recognized as one of the best places to work by Cleveland.com. The Midwestern firm currently employs 230 people in Cleveland, Ohio, and is a standout in a city more famed for its industrial past, and not necessarily seen as a fintech hub. The firm was founded by Matt Rodak, who graduated from John Carroll University, not far from Cleveland in University Heights, OH. 

One reason for the firm’s success is its focus on a great work-life balance, offering more flexibility than many other firms in the space. This is due in part to its embrace of a hybrid work environment, where employees do not have to come into the office much- boosting employee morale. Its focus on employee ownership is also a big plus, with Fund That Flip taking significant steps to incentivize employee ownership through the ability to accept bonuses in cash or in shares.
